Good morning,

Just a bit of advice needed if anyone can help please....

My partner and I are looking at buying a property in Lanzarote, I was wondering whether any if you that have already bought out there could recommend a good, independent property lawyer that would look after us?

Any advice greatly appreciated.

I would say that the first rule is this;

Don't use the lawyer that the estate agents suggests that you use. The introduction of clients between estate agents, banks, lawyers, and any other parties are done for a fee, not on true recommendations. I used the lawyer and bank that I was steered to, and regret it and the extra costs that I incurred. Some may argue that I was unlucky, but I am not alone with this experience.

I personally believe that standards amongst professional people and services in Lanzarote are often lower than those in the UK. Our regulations are higher and more strictly enforced - generally speaking, there will of course always be exceptions. Also, unless you have an exceptionally high level of Spanish behind you, you will always be at a disadvantage. I have noted since some professional people work on Lanzarote and then move on. Both the lawyer I used and the guy at the bank are no longer on the island.

DO NOT LET THE DREAM CLOUD YOUR JUDGEMENT. Be prepared to walk away, property for sale in Lanzarote will not be drying up.

People will say use a lawyer that someone else has used and is happy with, so your question here makes sense. However, it can be months or even years before you find out that there is a technical problem or if you were diddled.

Agree totally with rich on this one........do not use the agent recommended one.....best bet is to ask on several forums for personal recommendations......even then as he says problems can lie months even years ahead......and it is almost impossible to get one island based lawyer to sue another.
A friend of mine only uses mainland lawyers as he feels happier doing this.

Thankyou to both Rich & Lanzalocal, I will keep this in mind.
So much to think about and get sorted ahead of the move but i'm sure we'll get there in the end and hopefully it'll all be worth it!
