Hi, newbie here asking a question that must have been asked many times before. We're a retired couple living in Ireland, and my wife has come up with this crazy (?) idea about down-sizing our house here and using the balance to buy a small apartment in PDC for frequent visits. We've been over many times and enjoy every minute there, so maybe it's not such a mad idea.
There must be plenty of ex-pats who've done just this, so we're looking for any advice as to where to start the process. Obviously, selling here is the number one priority....but we'd also appreciate insider info from people who've purchased in PDC, including the pros and cons, annual running costs, areas to avoid, recommended estate agents etc etc. Thanks in advance for all input!

Good luck finding an honest estate agent - Lanzarote agents have a dreadful reputation and are famed for their cut-throat tactics. They take a whopping 5% commission, which goes some way towards explaining the greed involved.

Running costs will vary depending on the official valuation (affects annual council tax) and the monthly community fee (which is different for every complex). The rubbish tax isn't very high. Also, if you are not resident in Spain, you will have to pay an annual non-resident's tax based on an implied rental income (even if you don't rent the property out) - the agents don't normally mention that one!

Also, make sure you visit the complex in the evening without the agent, to make sure there are no surprises (the agent will show you the property at an optimum time of day).

Hi Tony,

Loads of Irish people buy abroad!

ou may want to contact this company "Your Property Abroad", as they are an Irish company who specialise in finding Lanzarote properties for sale based on what you want. They don't own any properties and have a big network of Lanzarote agents with whom they've worked for years. They'll sort you out and can answer all your questions. They also arrange for you to meet with an agent when you're over etc.

The owner's name is Gary and if you enquire online through the contact form he'll contact you: yourpropertyabroad . com

Hope this helps! Good luck with your property search :)

Sarah

We had always planned to do this when we retired. However we've now decided to just rent a self catering apartment when we need to. It may not be our apartment but at least we will avoid all the hassles we've heard so much about.

And we can walk away at any time.

Tony, personally I wouldn't use a third party as previously suggested (I don't know the company, mean no disrespect).

But I think there is something to be said for visiting for a few weeks, go find some local estate agents and get them to take you around some properties. Your gut feel will tell you if you are comfortable buying from them and also checking out types/location of properties.
